A proposed housing development on Thurston Road is getting smaller, but it's still not across the finish line.

Thurston Development LLC has reduced its proposal from 16 to 14 units, according to a city planning memo released July 2. Newton's Land Use Committee continued its review at a third public hearing Tuesday, July 7, with no decision announced.

The revised plan calls for seven buildings at 93, 103 and 0 Thurston Road, down from eight. It also cuts curb cuts from six to three, reduces parking from 32 to 29 spaces, and brings the buildings into compliance with minimum front and side setback requirements.

The developer is still seeking more than a dozen zoning waivers, including relief for rear setbacks, lot coverage, front-yard parking, and driveway width. Two of the 14 homes would be affordable under Newton's inclusionary zoning rules.

Planning staff said the site, located near the Eliot Green Line station, is appropriate for housing but said key details still need to be submitted, including updated traffic, lighting, utility, and site plans. The city's engineering department also must recalculate a more than $519,000 sewer infrastructure fee after the project downsizing.

The proposal would combine three parcels into a single lot. Existing buildings include a landscaper's office, surface parking, and a home built in 1920. The Land Use Committee has not announced when it will take up the project again.
