Newton's Development Review Team will evaluate three projects the week of July 15, according to the city Planning Department's DRT Snapshot.

221-223 Adams St., Ward 8: A proposed mixed-use development with five residential units and commercial space on the ground floor. The property sits in Newton's BU2 zoning district, a corridor near the Mass Pike, Route 95, and public transit that allows a mix of business and residential uses. No developer or architect is named in the public filing, and no details on building height, square footage, or the type of commercial tenant have been released.

777 Winchester St., Newton Centre, Ward 8: The applicant behind the Opus Senior Living building is seeking two amendments to its existing special permit. One would allow a signage package larger than what the zoning ordinance permits. The other would allow daytime valet parking for up to 25 cars in one level of the building's garage. The 174-apartment senior living development's frame was complete and siding was being installed as of January 2025, according to Newton for Everyone. No more recent construction update is available.

15 Lothrop St., Ward 1: A property owner proposes converting an existing nonconforming multifamily building into six dwelling units of approximately 1,150 square feet each. The project would not expand the building's existing footprint.

The Development Review Team is an early-stage step in Newton's permitting process. Projects that go through DRT generally require site plan review or a special permit, according to the Planning Department. No decisions are made at this stage.

The City Council is the decision-making authority for special permits. The Planning Board handles site plan review.

The Planning Department notes that its agenda was compiled before meetings take place and that projects may evolve. Cancellations do occur, and the department sometimes schedules a replacement project.
