Eastern Bus Company has moved its operations out of Newton after a multifamily housing project displaced the bus operator from its yard.

The company signed a lease for a new outdoor storage site at 151 Rivermoor St. in West Roxbury, Boston Real Estate Times reported on Friday, Sept. 11. The deal gives Eastern Bus a secured yard within Boston's urban core, close enough to maintain the routes it serves across Boston and the inner suburbs.

Prescott IOS, a commercial brokerage specializing in industrial outdoor storage, arranged the lease on Eastern Bus's behalf. Brokers David Skinner and Devon Wagner of Prescott IOS represented the bus company. Caroline Munn and Rob Byrne of CBRE represented the landlord, Feeney Brothers Real Estate.

The specific Newton address Eastern Bus occupied and the developer behind the housing project that displaced it have not been publicly identified.

Eastern Bus faced a tight search. The company needed yard space large enough for its fleet but close enough to its existing routes that service would not be disrupted. Prescott IOS approached the Rivermoor Street property owner directly and worked with CBRE to structure a deal that fit both the tenant's operational needs and the landlord's plans for the site, according to Boston Real Estate Times.

Industrial outdoor storage sites are scarce in the Boston area. The conversion of industrial properties to multifamily housing and other higher-density uses has steadily reduced the supply of land suitable for companies that need substantial open space, according to Boston Real Estate Times. The broader industrial leasing market has softened, but Prescott IOS said the limited availability of outdoor storage yards has kept demand strong for well-located sites.

That pressure is visible across Newton. The city has 19 multifamily housing projects under construction, approved or in the application process, according to a Newton Planning Department tally reported by the Newton Beacon. Those projects are set to bring 2,225 new housing units to the city.

Eastern Bus has not announced when it will begin operating from the West Roxbury site.
